Under Zillow’s new listing criteria announced Thursday, if the list is published to any buyer, it must be placed in MLS and published on Zillow or other sites that receive Internet Data Exchange (IDX) feeds.
Zillow’s Chief Industrial Development Officer, Errol Sameluson, listing standards come from Zillow’s desire to maintain transparency and equitable access to data for all consumers.
“The idea here is that if a broker is holding back the listing, they’re just sharing those lists and publishing those lists to buyers who work with them. I think it’s bad for sellers, bad for buyers, bad for the market.”
Dwiggins and Nexthome were strong supporters National Association of Realtors (NAR) Clear Cooperation Policy (CCP).
“CCP is one of the most professional consumer policies. It is literally designed to protect sellers and buyers!” Dwiggins wrote in a LinkedIn Post last month.
Although Nexthome and Exp have made this commitment to Zillow, compassCCP critics are asking MLSS to establish another “coming soon” status. This allows you to submit your list to MLS for publication, but you will be withheld from the data feeds of both IDX and virtual office websites (committee).
