Now that it’s officially 2025, many investors may be sitting on the sidelines watching prices fall. Fortunately, 59 of the 204 largest markets experienced a decline in median closing prices from December 2023 to December 2024, according to market data from House Canary.

With impressive job growth and solid market fundamentals, I believe home prices will continue to rise over the long term. And in these markets, decrease in priceother markets continue to see price increases despite increasing inventories.
Both days on the market (DOM) and number of listings increased
Of the 204 markets analyzed, 202 saw an increase in DOM.
this It may have something to do with the fact that the amount listed on the market is relatively increasing in the same way. However, as you can see, even if the total number of listings decreases in some markets, DOM may still increase (e.g. Kansas City, Missouriand San Jose, California).
There were 58 markets with experience Increased DOM or list, And we also saw a decline in prices.
What is interesting is that Of the 204 markets analyzed, 130 markets saw an increase in total listings and DOM, but still saw price increases.
this This is an example of how an increase in inventory may slow down the pace of increase in inventory, but does not necessarily mean prices will fall.
